Steam cleaned it first, of course. Let it dry overnight. Applied solvent based color enhancing wet look finish, 3 coats. I only quoted them for one coat, but just didn't look right. At over fourty bucks a gallon I didn't make a lot of money, but did o.k. By the way, you should never do a solvent based finish indoors, that stuff will kill you. I did it in this office because I knew they wouldn't maintain it, so I needed the best finish I could give them.
