Hey folks!

Getting to use some of the advice I've been getting. Thanks much. Here are some pics from a job earlier this week. Credit union with 800 square feet of tile. Four years and never been cleaned other than mopping. Textued tile with 3/8 inch lines. Process went slower than expected, but still good money. Really got me to thinking about a spinner. Won't go that way unless I see a significant increase in commercial/residential tile work.

Process: dust mop, spray down CleanCraft T&G cleaner, OP with Oreck Unioin Mix brush, clean grout with steam cleaner and brass or nylon detail brush, go over surface again with steam mop or clean rag mop. Last one, if any of them post, is a video. Color sealed the whole thing the second night. Bathrooms got two coats. Manager said, "Wow! It looks like it did when we first moved in."

Eric - Looks like it came out great!

Did you try the flood rinsing then using a wet vac? It may be faster?

How long did it take to clean using your method? Just another example of: There's more than one way to get it done.

Dang Eric! Now you have me thinking different about what I buy for T&G equipment. That looks real good.

How long? Cleaning it about 6 hours with one helper; son in pics. Color sealing took another 8, with son and daughter. Some of this time was learning curve. Third cleaning and cs job I've done. The other two were real small. So it took us a while to dial in the particulars for this job. I'm thinking if I could do a similar job in 25% less time. Everything from cord management to how you handle the toothbrush for cs's makes a difference. Half way through the cs part my son pulled a the wheel cart off a garbage can. His productivity went up right away. Flood method? Not sure what you mean Mike. I'm guessing you mean spray, scrub, grout lines, flood and vac. Didn't go that route. Maybe give it a try next time. The dirt didn't stay suspended too long with either the CleanCraft product or the water from the steam cleaner. Soon as it dried, it stuck, so finding the balance of steps in the process was part of the trick.

Next month I have a burger joint lined up for several hundred feet of T & G and several hundred in carpet. Any thoughts on more powerful stuff than Clean Craft T & G? They might go with color seal, but I might steer them toward a maintenance program instead.

Probably the most important lesson; don't run out of brass detail brushes! I ordered a bunch today. Nylon is fine, but much slower. As long as the tile wont get messed up, go with the brass.

I would have imagined that a brass brush would be too aggressive on the tile. What do you think about using brass on stone?

Check out this hose management nightmare. Its a porty with auto fill/dump and spinner. Still learning how to post picks. I tried to upload file, but when I previewed it didn't attach. Hers a link from the gallery

Eric - That's not too bad time wise considering you haven't done a lot and the tile was pretty dirty. Flood method is as you describe. The key is DON'T let the solution dry. only do as big an area as you can keep wet. I did a job about as big in about 3 hours by myself using the scrub n flood method.

I don't know about the Cleancraft product because I've never used it. There are a lot of choices for cleaners you could try. I used Vacaway Anomoly last time and it seemed to do great.

eric,

seeing yer son and daughter helping you reminds me of when my son and 2 daughters came with me. i truely admire that   ;)

the T&G stuff from cleancraft and challengers T&G stuff are all i've ever used and have yet to be disappointed. sometimes i mix em together.
i find one is as good as the other.

MoJo, the brass tips did not leave any marks on this tile. However, in talking with the folks at justreleasit they advised always testing first. We did. Some of this grout was pretty bad and required a lot of scrubbing even with brass, 15 minutes dwell time and the steam vapor machine running wide open. I've never worked on natural stone, and the folks over at dirty grout offer end-of-the-world warnings to those that jump into stone without some hands on training. I've not gone that route yet.

Eric- For colorsealing have you seen the "Racatac"? Then you wont need a garbage can holder...

Chem, I know about the Racatac and I'm considering it. If I find myself doing a significant amount of tile I will get one. Seems like a good investment.
