The hard water was the problem. For some reason, those two chems are really sensitive to water quality. We don't have hard water here, but use a reverse osmosis filter for the water that we are going to use on Abstraction products. It makes a big difference. I picked up a 5 stage RO filter setup on EBay that someone had put into a large black plastic tool box, and then decided that it wasn't going to work for them...I paid like 9.99 for it, because no one else bid.
Mix it 4oz and 4 oz. No more. If you go heavier on the mix, you will really see the results drop. We played with a lot of different mixtures on the nasty Apts. when we first started out. This was before Whamm came out (we're old, remember?).
The chem and the dwell time together works when it seems nothing else will. But, it's a cleaner, so you have to keep going over the areas until either you are satisfied with the appearance, or your pads are coming up clean, because there is no residual cleaning without the encap. Lots of pads and lots of time. You have to decide if it's worth it. We've used it like 2 times this past year. And still have 2 or 3 cases of each left in the basement. As soon as Whamm/ZBomb came out, we switched.
If you want to play with it, mix it with distilled water from your grocery store. Make sure it's distilled and not just Spring Water.
We ordered a couple of cases of Green Encap when it first came out, and wasn't really impressed with on carpet. So, we use it on upholstery and mattresses.
Steve sent me a sample of his reformulated Green Encap, and said that they made it foam more for the Cimex guys, and he said it cleaned better, too. It did, and it's on our chem order list for next week's year end order.
I like the Bio-Smash, too. Have used it for a couple of Greenies...they liked the smell. But the drawbacks with it are just like John's Abstraction products.
