I bought a used "old Blue" OP machine from a user here (gchivi) this spring and up until today I have only cleaned a couple of area rugs with it because I have hardwood floors in my house.

I have been very apprehensive about using this machine on someone else's carpet and then throw in the fact that I have been super busy at my 9-5 job and this machine has been sitting around doing nothing all year.

A friend of mine told me that his mother wants to put her townhome up for sale and move into an apartment because she can no longer work and social security is not enough for her to live on. She needed the carpets cleaned in order to put it on the market but she can not afford to do that either. I told my friend I would see what I could do to help her but I would make no guarantees on the quality of the work since I am a greenhorn at this.

I had never been to her townhome until today and had no idea what I was in for. I got there and I almost gasped audibly, this place was disgusting. The carpet is a very light color, almost white, and there were spots on almost every square foot of the place. Lots of dirt in the high traffic areas made the carpet almost black and tons of spots where her grandson's wiener dog had decided to use her living room, dining room and one of the bedrooms as a bathroom.

I looked around and decided that there was no way this place was coming clean and she would definitely need to rip up this carpet and replace it but since I was already there with all of my supplies I might as well give it a go. I have to say, after I got done the carpet almost looked like BRAND NEW! My friend was there and all he kept saying was it looked like NEW. I never would have guessed that I could have done such a good job with the tools I have. I was amazed myself. Almost every single spot came out.

I have to say: I NOW GET IT! I understand why so many of you are so passionate about this method of carpet cleaning, IT WORKS!

Glad to hear it went well! I laughed at this method until I tried it. My TM froze one night out of town,so I grabbed my rotary and a jug of encap,and was blown away.
I've been 95% vlm with op ever since :)

Isn't it just human nature that the best honest try we give something is when we are FORCED to?

I went with just slightly damp. My friend's mom was blown away by how fast it dried.

now that you've tried it,,,, besides the results what is your favorite aspect of VLM cleaning?

Very good question! I love the fact that I got the results I did with about $500-$600 worth of equipment and supplies instead of $10,000+. I also love that I was able to keep the doors to her house closed on a cold winter day. I love the fact that I used HER electricity to clean and not MY fuel. I loved the fact that she was amazed at how dry it was when I was finished. Oh and did I mention the fact that I loved how I saved her $thousands in replacing her carpets!

Here are some specifics of this job, hopefully some of you experts can let me know how it turned out.

I have not measured the town home but I believe the carpeted area I cleaned was between 600 and 700 sq. ft. She had an estimate from a steam cleaner for a little over $200. Something  like $220 or $230.

It took me about 4 hours to complete but I was getting faster as I went along and got a system down. I also did a little BSing when I got there of course. A LOT of my time was spent vacuuming as this place was dirty and looked like it had not been vacuumed in months. They had started moving her belongings out so there was not much furniture to move except I slid 2 beds over and moved a few chairs.

I used 2 gallons of mixed solution total. I mixed 8 oz. of Encap Green plus 2 oz. of spot & boost per gallon of water. I used a bit more spot and boost out of a spray bottle directly onto some of the stains. I didn't use any other spotters because this mixture did such a good job. I also went through 5 pads, both front and back. They were pretty dirty when I changed them.

If any of you can give me any critiques from this description, I am all ears.

I'm guessing if you did the job again today, starting with the same condition, you would save 25% of your time. I've started changing out pads more often in operation, so the number of pads you used seems a bit few based on your description of how dirty it was. Price wise, I'm moderating my prices - lowering them a bit - to increase volume. However, when someone says to me, "Well, I had another cleaner bid the price at $$$" I ask them what headache they are buying for the lower price. Open doors? Long dry times? They have to move all the furniture? This seems to help sell the benefits of vlm.

I was pretty close on the square footage estimate. I just looked up the townhouse on the realtor's website and according to thier measurements I cleaned 756 sq. ft. of carpet.

2 bedrooms
1 dining room
1 living room
1 small sun room(the living room and the sun room were basically one large room)
1 really short hallway(maybe 6 ft)

What would you have charged to clean this townhome?

everyone's market is different
but i charge .3 (226) to .35 (264)per sq for residential

I agree with Eric, you will easily cut 25% off your time with more experience
