Do you offer free basic stain removal?
« on: May 07, 2011, 12:17:44 AM »
I used to offer full service cc work including most stain removals. red coolaid, a complete selection of differant "flavored deo's" vanilla, cherry etc.. Especially on moveouts, realtor work.etc..
Now nobody wants to pony up the dough for standard cleaning let alone pay for mid-grade services, cleaning plus basic stains.
Every now and again I come across somebody who wants to pay less than $200 for a 2300 s.f. filled with stains. I cleary state that the stains will need special cleaning as is the same with pet urine, with most cases.
I am probably the only non B&S company who has been getting residential..

I can not stay in business donating all the super damned expensive spotters and stain removers for free. Do you donate your hard earned cash too?  :017:
and why are our consumables so expensive?? just basic parasitic inflation?? They do realize they can not survive with out US??

Yes, we offered basic stain removal for free.

Something out of the ordinary, urine, etc. that takes way more than basic effort would be charged for additionally.

Consumables are a very small percentage of your costs. Gas is probably your biggest "consumable" but that isn't categorized as such.

I should clarify "free".

We would take this into consideration when pricing the job.

Special spots would get charged on a separate line item. Urine being one. Red spots or others that require a lot of time and material to fix.

Things to consider when pricing a job.......Access, hookups if needed, furniture density, number of rooms, whether the areas are all together or require moving equipment and resetting, soil levels, spots, just to name a few. Don't forget the PITA factor. You want to make sure you've covered the time and materials plus profit to do the job.

How I do it is for standard stain removal-no charge. Standard stain removal is defined as stains removed with normal cleaning procedure. Advanced stain removal is additional priced per occurance or stain - advanced stains removal is defined as requiring additional stain removing procedures and specialized products. I know others that charge if their knee touches the carpet for stain removal. During a phone call I ask questions age of carpet, carpet type, last cleaned, any substantial stained areas of concern. When I phone estimate I'm careful to include the estimated cost would be $$$ based on the information you have provided me with final exact price will be determined upon inpection when I come out to provide service. Many customers have never had carpet cleaned and assume everything is easily removed.

I include the tough stains in my pricing. I only charge extra for pet uring treatment. I am really just one of those cleaners that likes to go in and try to take everything out even if it means laying down a solvent spotter, tanning agent or what not. No extra charges, great service, simple for the custy and a good experience for them to remember me by. Most customers I have ran into hate all the "extra" charges so I just try to incorporate those types of things in my quotes.

Most spot removal is included I'll even do 1 maybe 2 red stains depending on the customer. I charge extra for proper pet stain and odor treatment and if there is a lot of paint and or gum.

I just suck it up and clean them all for free. I think in the end it all evens out, I clean so many really easy jobs that a tough one just provides me with some extra practice.

I just wanted to add more info. I have discovered a few years ago. I have been able to remove almost every stain imaginable including vomit, urine, fecal stains, baby formula, dog odors, some cat urine odors depending on the diet, paint, bearing grease, motor oil, tranny fluids on rare occasions, but Excluding red, wax, melted crayons, turtle poo..
Simply by applying a presray comprised of Liquid slurry punched up with citra-pure.. Then final rinse is with my Zero Residue, fast drying, self neutralizing, self deoderizing, self drying NuCleanse product.
So my mostest expensive consumable is the Citra-Pure @ $68 a gallon. and slurry at $45ish. Red-Relief $35 for a 12 oz.

The main issues I have is generally people think I do complete restorative cleaning for free and is included in any cleaning...

Case and Point: just got a call. asking if I do the $45 for any 5 rooms. Pet urine, dog odors, nail polish, purple Koolaid.. expected to be included. Heck fuel alone would be $30 just to show up 45 miles away!!.

I work like Jeff.  I'll give a quote but will charge more if warranted when I arrive.  I tell customers that this quote is for light to moderately soiled carpet and that heavily soiled carpet, urine, vomit, poop will be slightly higher.  Yesterday I arrived at a job and rugs were heavily soiled plus lots of cat puke spots.  Told custy, before starting, that this  is going to be a bit higher and re-quoted, than cleaned.  I used to just honor quote but got sick of that in a hurry.  I've  found that most people are reasonable and know that their carpet is filthy and disgusting and will cost more to clean.  The key is to tell them before starting other wise they're going to feel like your trying to rip them off if you ask for more after job is done.  I'd walk before cleaning at a price I wasn't happy with.

$45 For 5 rooms? Is that really what you advertise? If so, of course people are going to look for you in trashed houses. Just up your price, then cleaning up everything for one price will start to make since.  People love all inclusive, and its a way to think long term instead of short term. I would be pissed if a mechanic advertised 19.99 for an oil change then told me if I wanted a new oil filter with the oil change it would be another $10.

Heck No!!!!! They read an ad for a bait and switch company prior to calling me.. And just assumed it was the norm..
Yes I did take the job.. My basic cleaning naturally neutrilizes pet urine and odors..vomit etc.. Just some of the oddball stains do not come up. turtle poo, coke, pepsi.
I quoted $130ish. used the specialty chems on a lot of coffee. coke/pepsi stains and man that stuff sucked.. I cleaned cold water than spotted it and it did go away. Until I cam back to clean the room and it showed up more. And set the stains. So I have a job in the next town on Monday So I am going to use my world famous Borax to remove the coffee and coke stains..As always works upon contact. and is about 99.9999% cheaper than the crap I used.. :celebrate:
