this is a nasty I did the other day
I will Buy a sixpack via PayPay for anyone who can guess what prespray I had used.. :great:   Mind you this is possible overflow from the upstairs bath-tub or the kitchen's dishwasher. As you can tell it has the usual brown/reddish tint of water soaking and drying.

Yes, there was a prespray used.. the landlord honestly does not care if it is cleaned with a porty or toaster. does not give a damm.. But I do!!

Ok, since this lady is a Hoodini and always escape paying on time until I give her another invoice depicting a 50% increase every 7 days. Then She plays this.. I sent bob over to pay you. then I mailed the check..routine..
I found this stuff next to the Borax.. :lol:
I think it was a buck 29...
I wanted to try in on my carpets first but this became the guinea pig for the stuff..

I had to check it out. Last time I cleaned my carpets. It rained about 35 times, hailed, and heavy pollen. So it is time to try this on my stuff..

I was right except for hydrogen peroxide :banghead: mix that with citrus rind extract and not only should you be flying a neutral ph u will kill any stain period!...
I just realized you already knew everything I just said, so I will shut up. I think your decision to try out a new product or idea is bawlsy and takes someone like u to think out side the box. I congratulate you on your blunt honesty. And am glad to see you got some killer results !

As usual, the landlord promissed to give me my check Monday. So I call and she whines because her hubby can't drive because of his cateract surgery..she wants to mail it to me... :lol:
Same old shat...

So I obtained her information from the tax assessors office. And going in Friday to give it to Southern Oregon Collections....
I refuse to play this game.. and they pay extra extra good..  :13:

I think what he is saying is he does not let people play games with his money.

Surely had they mailed it on time he would gladly accept it.

That is the #1 issue I have w/CC'ing: late payments.

I have new policies in place now that demand new clients (Realtors etc) meet me at the property or mail me the money up front.

Older clients with a good reputation for paying in reasonable time are ok.

Odd too, I just had this talk with my insurance agent and she helped me word it better.

"I am sorry Mr Realtor Man but my business, like yours, includes 'in consideration of' which means you give me money and I give you clean carpet. Unless you want to wait on me to clean your carpet for 90 days, you can understand I do not want to wait for 90 days either. My new policy is payment due at time of service. Can someone meet me at the house or do you want to mail me the check?"

Next month I will accept Credit cards.

That has always been my policy. Payment with any move outs is cash upfront. With tenant being the contact.
Landlord being the contact check upon arrival.
Realtors negotiate payment within set terms. Generally 7 days max.

However, this person calls, asks how much, says Bob that lives on the property has the check.
I get there and Bob is waiting for her to give the check.
I call her and she says. Come by Monday to pick it up.
Then some other excuse.
I have no tolerance for Californian games..
